Casual Letting Service – This includes marketing your property on our Ray White website, realestate.co.nz, trademe.co.nz as well as on our rental list at our St Heliers office.  We handle all tenant enquiry and viewings, reference and credit checking, drawing up and getting the tenancy agreement signed, lodging the bond, and collecting the first two weeks rent on your behalf.

Initial Tenancy Inspection

Initial Tenancy Inspection – Initial inspections are necessary.  They give you a clear starting point of the condition of the property at the beginning of the tenancy, and they are vital should you have to attend the Tenancy Tribunal for any damages etc at the end of the tenancy.  We offer a complete written report with photos and a 3D scan which is like a virtual walk-through of the property.

Routine Tenancy Inspection Service

Regular Routine Inspections – Carrying our regular inspections on your rental property is essential for protecting you and your investment.  It may also be a requirement of your insurance.  If you don’t have the time, or would prefer not to be doing inspections, we can help!  We offer a full annual routine inspection service for self-managing landlords.  Each quarter, we will arrange the inspection time with the tenant, conduct the inspection, and provide you with a written report plus photos, including any maintenance that may be required.

Rent Management & Arrears Support Service

Rental Management & Arrears Support – Rent management and support means we can collect the rent on your behalf and make sure it is being paid on time so there is no need for you to be checking your bank account each week.  Should your tenant get into arrears, we provide support and templates to make sure you get the money owed to you as soon as possible.
